FAQs

Frequently Asked Questions
Welcome to The Loft Job’s FAQ page. Here you’ll find answers to common questions about our loft boarding services. If you can’t find what you’re looking for, feel free to contact us directly.

1. Why should I board my loft?

Loft boarding offers several benefits:

  • Extra Storage – Free up space in your home by utilising the loft for storage.
  • Energy Efficiency – Loft boarding can compliment insulation, reducing heat loss.
  • Accessibility – A boarded loft, especially with a ladder, makes accessing your loft easier and safer.
  • Property Value – A well-boarded loft can add value to your home.

2. How long does it take to board a loft?

Most loft boarding projects take 1 to 2 days, depending on the size of the loft and the scope of work. We’ll provide an estimated timeline during the quotation process.

3. Do I need to empty my loft before boarding?

Yes, we recommend that the loft or the area of the loft is clear of personal belongings before we start. If needed, we can discuss assisting with clearing the loft as part of the service.

4. Will loft boarding affect my insulation?

No, we use the Loft Legs raised boarding system that enables the boards to sit above the insulation to maintain airflow and avoid compressing it. This ensures your insulation continues to perform effectively. Boarding straight to joist or creating a timber subframe is now considered outdated practice.

5. Will boarding my loft affect my NHBC warranty?

For new build properties we use XL Loft Legs which allow for the boarding to sit above the insulation. Most new builds now come with 400mm of insulation as standard, with building regulations stating a minimum depth of 270mm. Where a loft hatch has been supplied by the builder, the roof has been designed to accommodate light storage plus the weight of a person. Head to www.loftleg.com for more details.

6. How much does loft boarding cost?

The cost of loft boarding varies depending on the size of your loft and the materials used. We provide free, no-obligation quotes tailored to your specific requirements.

7. Do I need planning permission to board my loft?

No, planning permission is not required for loft boarding as it is considered a home improvement. However, structural changes or loft conversions may require permission.

8. Can I use my loft for living space after boarding?

Loft boarding is designed for storage purposes, not living space. If you’re considering a full loft conversion for living accommodation, additional work will be required.

9. Do you install loft ladders and hatches?

Yes, we install a range of loft ladders and hatches to make accessing your boarded loft safe and convenient. We offer a range of ladders to suit different needs and budgets. We can also include handrails on the ladder and in the loft for further support.

10. How much weight can a boarded loft hold?

A properly boarded loft can typically hold up to 25kg per square metre. This is suitable for standard household storage, but not for heavy furniture or large appliances.

11. Can you board a loft with a low roof?

Yes, we can board lofts with lower roof heights. We’ll assess the space and recommend the best layout to maximize storage.

12. Do you protect the carpets/area you are working in?

Yes absolutely, we will always treat your home the way we would expect tradespeople to treat our own.

13. Do you clear any rubbish?

We will always clear any rubbish we bring into the house for example, any offcuts, packaging etc. Should any areas need to be cleared before works can begin we will discuss during the quotation and can arrange a skip to be delivered if necessary.

14. Is the work guaranteed?

Yes, we offer a 5-year workmanship guarantee on all loft boarding installations. This covers installation defects, but excludes general wear and tear.

15. What areas do you cover?

We are based in Market Harborough, but we cover all of Leicestershire and Northamptonshire - Kibworth, Great Glen, Oadby, Wigston, Leicester, Kettering, Corby, Wellingborough & Northampton. If you're unsure whether we cover your area, just get in touch!

16. Do you take a deposit on booking?
